eThekwini Municipality to re-value all properties in early 2026

THE eThekwini Municipality has announced a comprehensive re-evaluation of all properties within its jurisdiction, scheduled to take place in early 2026.

This exercise is in accordance with the Municipal Property Rates Act (MPRA), which mandates that local authorities reassess property values at least once every four years. The new valuation roll will be published in February 2026 and will come into effect from July 1 of the same year.

Director of the Property Management and Valuations Directorate, Thapelo Mmusinyane, said: “The MPRA outlines that the city must re-value all properties at least once every four years. This accounts for the changes in market values as well as any new developments or improvements to the property.”
